In this section of my book I think that Doc realizes that just because something is new does not make it better. He realizes that just because something is dated does not mean it is useless. There are a lot of memories in the old stadium and that is why he chooses to keep it.
What book are you reading? Was Doc planning on to remove the old stadium?
